    About BlackRock APAC Real Estate Equity:

    BlackRock APAC Real Estate is one of the investment businesses within BlackRock Real Assets. The team manages equity real estate investments in Asia-Pacific on behalf of institutional clients, primarily in comingled closed-end value funds through the Asia Property Fund series and additionally through separately managed accounts. Our extensive experience encompasses all major property types, including office, industrial, retail and residential.

    The depth and breadth of the platform, combined with the on-the ground experience of the 25+ real estate investment professionals in Sydney, Tokyo, Singapore, Shanghai and Hong Kong, supported by the investment process. This is evidenced of by 77% of deals in Asia Property Fund IV and 85% of deals in BlackRock Asia Property Fund V being acquired through off-market origination, with deals largely sourced directly from owners, with no competitors participating. The Global Value Add Real Estate Investment Committee members and senior Portfolio Management and Asia-Pacific investment teams have on average 21 years of experience in value-add strategies and operating in local APAC markets.

    About BlackRock Real Estate in Japan:

    BlackRock Japan Real Estate is responsible for acquiring, financing, managing and disposing of real estate investments in Japan for the APAC real estate business. The team of 4 investment professionals in Tokyo also provide market research and real estate investment strategy recommendations for Japan to the APAC portfolio management team.

    Description/Job Purpose

    Reporting to the Head of Real Estate Japan, the Analyst/Associate role covers a broad range of duties and responsibilities for investment management and asset management including regular reporting and quarterly reconciliation of cash flow models for existing investments. The scope of responsibilities will also cover assisting with new acquisitions including preparing financial projections to evaluate potential investments, assisting in the preparation of preliminary investment memos, assisting with due diligence, and supporting the transaction closing process.

    Key Responsibilities:

    • Investment modelling, monitoring and reporting:

    • Prepare and maintain accurate investment models

    • Monitor investment performance and provide data and information for weekly project control and quarterly project review meetings

    • Undertake hold/sell analysis including sensitivity analyses to provide reliable and accurate actual/forecast investment returns.

    • Asset Management:

    • Responsible for managing day to day operations and all leasing activities to insure maximum occupancy and income

    • Prepare and implement annual asset plan, leasing plan, Capex programme, operating budgets, and distribution plan

    • Student of the market:

    • Source and provide research data for key underwriting assumptions (current markets rents, rental growth rates, vacancies and incentives, operating expenses, capital values, yields / cap rates, tax and financing terms)

    • Deal execution:

    • Preparation of investment / divestment / financing proposals and investment committee memorandums.

    • Assist in the co-ordination of Due Diligence including external service providers and internal functions within BlackRock (in particular Portfolio Management, Treasury / Financing, Risk, Legal & Compliance, Company Secretarial) to successfully close transactions.

    • Business development:

    • Support business initiatives and projects, client information requests and data requests for fund-raising campaigns

    Skills /Experience

    • BA/BS Degree.

    • An understanding of real estate global market dynamics.

    • Work experience, preferably in real estate, construction, investment banking, financial advisory and equity research.

    • Highly numerate with developed quantitative capabilities.

    • High-level proficiency in Microsoft Excel, Word and PowerPoint

    • Ability to manage workload effectively and deliver quality work on schedule in a fast-paced environment with attention to detail.

    • Persuasive written and oral communication skills as well as precise manner of expression.

    • Reliable team player with solid interpersonal skills

    • Fluent in both Japanese and English (speaking and written word).
