THE OPPORTUNITY: Freedom Financial Network is growing our mortgage division, Lendage and looking for a Title Examiner to join our team! As a Title Examiner, you will manage a monthly pipeline averaging 300 files from origination to closing. You will review title commitment for each HELOC loan to ensure proper vesting, Lendage lien position, and status of real estate taxes. ROLE : - Review title and update Loan Origination System (LOS) with proper vesting information - Order Warranty or Quit Claim deeds as necessary to ensure final loan documentation and title vesting are in sync - Review title for existing liens and obtain/ prepare proper documentation to ensure that Lendage is in no less than a 2 nd lien position - Order payoffs for any secured real estate or secured installment loans to be paid at closing - Communicate with borrower to obtain any necessary documentation needed to clear liens and/or order necessary payoffs - Communicate with borrower to obtain necessary information per state requirements for non-borrowing spouse signature requirements - Update LOS document tracking information to ensure Title commitment is within specified date range - Enter Real Estate Tax information and ensure taxes are current - Work closely with Title Provider to obtain Title Clear to close - Review Title Package for accuracy to include the Closing Protection Letter, Tax Certification and wire instructions - Update Title fees as necessary - Add underwriting conditions to LOS as needed to ensure all title issues are cleared - Collaborate with Mortgage Underwriter to ensure that loan closes within the stated SLAs & assist Underwriter with additional documentation of requests or clearance of conditions as necessary - Keep Mortgage Advisor updated on any title issues REQUIREMENTS: - HS Diploma/GED equivalent - 2 years of Real Estate Title review experience - Ability to research county and state website information to determine status of liens - Strong organizational, communication, and time management skills - Passionate about providing excellent customer service - Ability to work in a collaborative, fast-paced environment (partnering with UW to ensure loans close within stated turn times) - Embodies the four Freedom core values: Care, Collaboration, Get Better, and Act with Integrity CULTURAL FIT (Our Core Values): - Care (for everyone): We show compassion and contribute to the well-being and growth of those around us.
