The following position is to join our Corporate or Research Center Team:

Raytheon Enterprise Reality Services has an opening for a Principal Specialist, Facilities, within the maintenance organization. The successful candidate will be primarily responsible for the Maintenance, Repair and Regulatory Compliance Management of the sites core building mechanical systems (Facilities Infrastructure). These systems include, but are not limited to: Chiller Systems, Boiler Systems, Internal Combustion Engines (ICE’s), Elevators/Escalators, Pressure Vessels, Backflow Preventers, Specialty Systems, Underground/Above Ground Storage Tanks (UST’s/AST’s). In addition, will represent the Facilities organization as the prime technical contact who will interact with customer, vendors and regulatory agencies on matters pertaining to core building  systems and small projects. 

Job Description

Job duties include but are not limited to:

  • The candidate will be responsible for the maintenance, repair, and regulatory compliance of the following systems: Chiller systems, Boiler systems, Internal Combustion engines, Elevators/ Escalators, Backflow preventers, Pressure vessels, Specialty systems, Underground and Above ground storage tanks as well as some annual shutdown planning related to this equipment. The preventive maintenance and repairs of these systems will be initiated and documented through the CMMS system as well as all regulatory required documents will be uploaded to a common data system.
  • Provide all necessary documentation requested to the Environmental Health and Safety department (EHS) and any other agency needed. This work will be primarily completed using Contractors/Vended Services.  
  • Interface with multiple stake holders to ensure compliance and timely completion of preventive maintenance tasks.
  • Some of the stake holders and agencies that the person will work with are Environmental Health and Safety, Asset Protection, Security, Digital Technologies, Raytheon Corporate, FM Global, Los Angeles County health department, CUPA, El Segundo Fire Department, The State on California, and South Coast Air Quality Management District.
  • Must be able to work during holidays, occasional off hours and do occasional light travel

Required Skills:

  • Demonstrated experience with large multi-site and campus type facilities.
  • Experience managing multiple projects concurrently while working in a matrix environment.
  • Excellent written and oral communications skills and ability to communicate with Leadership, Suppliers, General Contractors, and internal customers
  • Well organized with effective planning skills.
  • Able to adapt quickly to changing requirements and manage multiple projects concurrently.
  • Proficiency in reading and creating CAD Drawings.
  • Understanding of national, state, local codes and regulations concerning facilities operations.
  • Proficiency with all Microsoft Office applications; Microsoft PowerPoint, Word, Excel, and Project
  • Must be able to bend, stoop, crawl, work on ladders, scaffolding and lifts as well as wear personal protective equipment appropriate for the task

Desired Skills:

  • Experience with Prism CMMS or equivalent work order Preventive Maintenance and Purchasing Modules
  • Knowledge of defense industry procurement practices
  • Fundamental working knowledge of building automation systems and electrical metering systems
  • Certifications from International Facilities Management Association (IFMA), Association of Energy Engineers (AEE), LEED – United States Green Building Counsel (USGBC), Building Owners and Management Association (BOMA), Building Operator Certification (BOC)

Required Education/Experience: 

  • This position typically requires a University Degree or equivalent experience and minimum 5 years prior relevant experience, or An Advanced Degree in a related field and minimum 3 years’ experience in the absence of a degree  a combination of education, applicable experience and certifications in lieu of degree may be considered
