    Position summary

    ng relationships with internal teams and onboarding new suppliers & consultants.

    The role will span all stages of a project, from initial inception and cost planning to handover and post opening enhancements.

    Key Responsibilities

    • Support Manager of Commercial Construction in the analysis and assessment of feasibility stage estimates for upcoming projects, both for new acquisitions and trading locations where major expansions are targeted. Identify key cost risks and drivers to support presentation of costs at board approval stage that can be articulated by Leadership Team. Where relevant, benchmark estimates against recent outturn costs and agreed pricing mechanisms.

    • Stakeholdering with Global Sourcing & Procurement & Legal, manage tender process for various workstreams and works packages. Identify potential new suppliers, produce and have ownership of timescales and milestones. In collaboration with internal and external stakeholders gather relevant information and generate tender documentation and socialise the RFI process to provide clarity to tenderers. Post return, manage the production of tender analysis, stakeholder and influence within the recommendation process and follow with appointment of selected suppliers.

    • Tender activity to include supporting Manager of Commercial Construction in the sourcing of new and existing professional consultant appointment. Taking responsibility for any due diligence and commercial review

    • Participate in tender negotiations with authenticity and professionalism to build relationships & ongoing partnerships.

    • Action cyclical Framework renewal process with existing supply chain, negotiating rates and agreeing contract extension terms.

    • Receive supply chain tender returns for live projects and provide cost challenge to drive savings and ensure value through negotiation and application of Cost Management methods. This will include the implementation of agreed pricing and interpretation of differing levels of design/scope information. Tender reviews may be required across various workstreams, including new stores, expansions, store refurbishments and minor works initiatives.

    • Receive tender reports for live projects to assess at 'high-level' key cost risks and variances from approved budgets.

    • Collaborate with Project Managers and Cost Consultants to share new schedules, cost amendments or specification updates that impact projects so feasibilities and outturn costs can be appropriately adjusted.

    • Apply brand knowledge, agreed pricing, outturn cost data and other benchmarking to produce model store price points for differing store types across geographies.

    • Works packages to include GC, HVAC, Electrical, Fire Alarms, Sprinklers, Smoke Extraction, Signage, Shopfitting Equipment, Flooring, Lighting and Digital

    • Participate in activities across all existing TJX Europe geographies (UK, Germany, Netherlands, Poland, Austria, Spain) and any other future new market entries.

    Key Skills, Knowledge & Experience

    • Quantity Surveying degree, or working towards completion of Quantity Surveying degree whilst in industry

    • Experience within retail sector/retail projects

    • Highly numerate & confident with data with an ability to articulate cost analysis to a wide audience of differing knowledge levels

    • Flexible, agile & able to prioritise

    • Excellent negotiation & influencing skills

    • Able to collaborate in an inclusive culture

    • Confident networker & diplomatic communicator with an ability to build lasting relationships across geographies & functions

    • Able to work under own initiative & time critical conditions

    • Ability to travel within the UK, Mainland Europe and to Watford Head Office
