The Legal Counsel is responsible for various real estate law matters related to the Americas core business and xScale portfolio.
The One Legal team at Equinix seeks a Legal Counsel - Real Estate to support the Real Estate function in connection with the acquisition, development, leasing and operation of data centers and corporate offices in the Americas region (currently, Brazil, Canada, Chile Colombia, Mexico, Peru and the U.S.). This role will ideally be based in Toronto or Dallas.
Responsibilities
Independently lead negotiations and manage all types of real estate transactions, both core business and xScale, including purchases, sales, leases, mergers and acquisitions, shared campus master associations, joint ventures, development agreements, management agreements, financing
Interpret contracts, provide legal advice and resolve disputes arising with respect to existing real estate portfolio, corporate development projects and construction projects
Provide power-related advice, including negotiating power purchase agreements, assisting with substation construction arrangements, and assisting with regulatory advice regarding power capacity and campus structuring
Provide general legal support to the organization, including review and negotiation of licenses, supplier contracts, power purchase agreements, and infrastructure agreements.
Effectively and efficiently manage outside counsel. Adapt to and understand local customs with respect to real estate transactions
Work with and coordinate activities among individuals in various departments around the world, including tax, finance, compliance, design and construction, and corporate development
Navigate competing workflows, set appropriate priorities with clients and deliver results within agreed timelines
Think creatively and devise solutions to challenging problems, including making and articulating determinations regarding risks and benefits
Exercise mature and reliable judgment while enjoying Equinix's enthusiastic, informal and fast-paced environment
Flexibility and desire to work on challenging and new projects to support a lean and highly efficient legal team
Willingness to develop new areas of expertise and solve problems
Qualifications
2-6 years of relevant law firm or in-house experience, with at least 2 years of dedicated transactional real estate practice
Demonstrated ability to be the point person responsible for negotiating and closing transactions
Previous experience regarding energy law and power-related agreements a plus.
Experience or familiarity with data centers and the colocation and telecommunications services industries a plus
Strong communication, leadership and organizational skills
Demonstrated ability to manage a demanding workload
Experience working in a culturally diverse and global company a plus
