This position is the key individual for executing data center land acquisitions and lease transactions in Tokyo and Osaka for a growing global data center company. Responsibilities include managing an existing portfolio of data center properties and site acquisitions for new development opportunities.
Responsibilities
Inventory Planning and Capex Forecasting
Lead analysis for land acquisition projects and lease negotiations
Identify research needs on real estate and data centre markets in Tokyo and Osaka
Provide direction for valuation analyses
Responsible for the inventory roadmap of each metro
Support capex forecast on planned developments
Real Estate Acquisition
Lead asset acquisitions
Identify and manage multiple data centre site searches
Direct due diligence efforts for real estate transactions
Act as a key member of cross-functional teams (design, construction, finance) for data centre acquisition, transaction structure, and development strategy
Permitting
Oversees land and power permitting approvals with local authorities to support data center development
Asset Review
Aid in developing asset management strategies including expansion, contraction, disposition, and reconfiguration of properties
Lease Management
Oversee Japan leased portfolio and report real estate activity with Finance
Ensure compliance with REIT requirements
Stakeholder Management
Manage real estate transaction reviews with internal and external legal counsel
Interface with internal operations colleagues to identify real estate needs
Manage real estate-related cross-functional projects with internal and external colleagues
Team Management
Manage a team of two based in Tokyo and Osaka
Mentor and guide team members to ensure professional growth and development
Qualifications
Bachelor's degree in Real Estate, Finance, or Accounting required
7+ years of experience at a national brokerage firm, investment bank or real estate investment firm preferred (experience within data center environment a plus)
Business-level proficiency in Japanese and English required
Real Estate License preferred but not essential
