    Position summary

    nd develops award-winning master planned communities, as well as operating properties and development opportunities including: The Seaport in New York; Downtown Columbia®, Maryland; The Woodlands®, The Woodlands Hills®, and Bridgeland® in the Greater Houston, Texas area; Summerlin®, Las Vegas; Teravalis, Phoenix and Ward Village® in Honolulu, Hawaii.

    POSITION SUMMARY:

    The Building Engineer's primary responsibilities will include the inspections of building systems at the office and retail properties, parking garages and other corporate assets within Columbia, Maryland. The Building Engineer will assist with hands on duties as needed related to all property services and work with outside contractors in completing construction, maintenance, and other required projects. Lead Engineer is responsible for licensing and inspection requirements and assisting with supervision of all engineering staff. The Building Engineer will also assist with budget preparation, bid requests, project/contractor oversight and other duties as assigned.

    Compensation: $60-75K plus benefits based on experience.

    ESSENTIAL JOB RESPONSIBILITIES:

    Must be able to diagnose issues with building mechanical, electrical, plumbing systems and perform maintenance/repairs on air conditioning, heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, railings, roofing, tile, carpet, flooring, doors, windows, gas and electric boilers, chillers, walls and ceilings, security system, tile, other equipment as required.

    • Lead and manage a team of 1-3 building engineers including shift schedule changes, overseeing timesheet approvals, and Angus entries.

    • Manage team performance and provide feedback and support as needed, address any conflicts that arise, and ensure effective communication within the team, contractors, and contracted services.

    • Respond to AFTER HOURS emergency calls portfolio wide on a rotating basis.

    • Maintain and repair tenant and common HVAC systems.

    • Estimate cost of work for budgetary purposes; obtain materials necessary to complete building maintenance.

    • Maintain fire and life safety standards.

    • Maintain Material Safety Data Sheets (MSDS) manuals.

    • Member of the facility emergency team and safety inspection team.

    • Maintain and repair building equipment and systems.

    • Perform general maintenance and repairs, as assigned throughout common areas.

    • Ensure Preventative Maintenance schedules are adhered in accordance with the direction of the Operations Manager.

    • Effectively interact with tenants and customers to address maintenance issues that arise.

    • Other duties as assigned.

    KNOWLEDGE, EXPERIENCE AND SKILLS:

    • Minimum 2-8 years Facility Maintenance or Trade/Field related experience in office/retail buildings.

    • Minimum 3 years' experience in a supervisory role.

    • OSHA Standards.

    • NFPA Standards.

    • Good tenant relations skills.

    • Valid Driver's License if applicable.

    • Work with little supervision

    EDUCATION, CERTIFICATIONS AND LICENSES:

    • High School Diploma or equivalent required.

    • Trade School or Apprenticeship Program preferred.

    • HVAC-Refrigerant Universal CFC certified.

    • Maryland Stationary Engineer's license, Grade 3.

    WORK ENVIRONMENT:

    The employee is occasionally exposed to moving mechanical parts, high precarious places, fumes or airborne particles, toxic chemicals and outside weather conditions.

    The noise level in the work environment is usually moderate.

    SPECIAL PHYSICAL DEMANDS OR REQUIRMENTS:

    • Climbing, lifting, and walking.

    • Operation of a high-lift, motor vehicles, other related equipment.

    • Use of computer software as it pertains to building automation systems.

    • Indoor and Outdoor exposure.
