About The Role
The Director, Land Sales is responsible for overseeing the acquisition, marketing, and sale of land properties, with a focus on maximizing revenue and meeting sales goals. This role requires a blend of sales expertise, strategic planning, and team leadership to drive land sales success. The ideal candidate will have a solid understanding of land sales processes, a track record in meeting and exceeding targets, and experience managing a high-performing sales team.
What You Will Do
Sales Strategy Development:
Develop and implement a comprehensive sales strategy to promote and sell land properties, aligning with organizational objectives and market demands.
Analyze market trends, competitor activities, and customer needs to refine the sales approach.
Team Leadership & Development:
Recruit, train, and mentor a team of sales agents, setting clear performance expectations and providing ongoing support to ensure individual and team success.
Monitor and evaluate team performance, providing feedback and coaching to maximize productivity and achieve targets.
Customer Relationship Management:
Build and maintain strong relationships with potential buyers, developers, investors, and other key stakeholders in the land acquisition process.
Address customer inquiries, provide property information, and guide clients through the purchasing process to ensure a positive buying experience.
Property Marketing & Promotion:
Collaborate with the marketing team to develop promotional materials and campaigns tailored to attract target buyers.
Organize and participate in property tours, open houses, and other events to showcase available land and increase buyer interest.
Negotiation & Closing:
Lead negotiations with prospective buyers to ensure favorable terms and conditions that meet the company's financial objectives.
Oversee the closing process, ensuring all paperwork, legal requirements, and documentation are completed accurately.
Reporting & Analytics:
Track and report on sales performance, revenue, and market trends, providing regular updates to upper management.
Use data and metrics to assess the effectiveness of sales strategies and make recommendations for improvements.
Budgeting & Forecasting:
Prepare and manage the land sales budget, ensuring efficient use of resources and maximizing ROI.
Forecast sales projections and create actionable plans to meet revenue goals.
About You
Bachelor's degree in real estate, Business Administration, Marketing, or a related field (or equivalent experience).
5+ years of experience in land sales or real estate sales, with at least 2 years in a managerial or leadership role.
Strong negotiation and closing skills with a track record of meeting or exceeding sales targets.
Proven ability to lead and motivate a sales team, driving individual and collective success.
Excellent interpersonal and communication skills, with the ability to build and maintain relationships with a diverse clientele.
Proficiency in CRM software and sales analytics tools.
Strong organizational and time-management skills, with the ability to manage multiple priorities.
Preferred Qualifications:
Experience with land acquisition and sales, specifically in the [local market or area of specialization].
Understanding of local zoning laws, land-use regulations, and environmental restrictions.
Certification in real estate or land sales (e.g., Real Estate Broker license).
Onsite Presence Required.
