nd contract vendors offers our Facility Managers the opportunity to showcase their relationship building skills at their very best. This opportunity is in El Paso, TX.
What You'll Do:
Build and maintain relationships with CRE Staff, CRE vendors and Schwab employees requesting services
Consult on annual operating budgets and variance explanations and justifications at the direction of the Senior Facility Manager
Provide guidance to service vendors responsible for completing repairs, upkeep, supply ordering and general services following the direction of the Senior Facility Manager and agreement terms and conditions
Responsible for accurate and timely preparation of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policies
Responsible for assisting service providers with security badge access, escorting, systems access and daily logistics
Informed of building inspection results; consult and assist the Senior Facility Manager in bringing closure to all related self-generated work orders
Conduct monthly and quarterly janitorial inspections and follow through
Consult on quarterly business reviews on applicable contract service providers supporting the Property Manager
Responsible for ergonomic work order administration and process execution
Support space allocation verification of occupied and vacant seating; update records of errors found using Schwab CAFM system
Responsible for Moves, Adds and Changes to include furniture reconfiguration, and re-stacking
Assist as required on event and conference set up and support
Serve as back up to Senior Facility Manager responsible for food service, micro-markets where applicable, and mail and printing operations, raising concerns to the corporate level general services team
Consult on annual capital budgets at the direction of the Senior Facility Manager
Occasionally be assigned and expected to complete special administrative projects individually or by work group
**Reports to the Facilities Director

Required Qualifications**:**
High school diploma or general education degree (GED) required
Minimum of 4 years of related facilitiy management experience
Basic skills with Microsoft Office Suite
Proficient using CMMS, CAFM and project planning software
Awareness of architectural, electrical, and mechanical systems
Developing knowledge of contracts, leases, and related legal documents
Comfortable multi-tasking, staying calm under pressure and understanding results are expected
Willingness to be available after hours and in emergency situations
Ability to comprehend and analyze basic business documents
Ability to respond effectively to normal and moderately sensitive issues applying appropriate tone
Demonstrated developing ability to write reports, procedures, process documents and articles with limited input from manager
Comfortable in presenting basic topics to peers
Experience in solving moderately complex problems and deal with a variety of options in situations maintaining composure and professionalism
Learning to draw upon the opinions and diversity of others before making recommendations that have a direct impact on the company
Normally understand own limitations and frequently seek guidance on matters to minimize risk and thought validation
Able to travel for offsite meetings or coverage - about 25% or less
Preferred Qualifications**:**
Bachelor's degree preferred with focus on business, technical or management
Facility management certification and designations valued (CFM, RPA, FMA)
