What You'll Do:
Together with and under the supervision of the Senior Attorney, Real Estate, drafts and negotiates new lease documentation and ancillary lease documentation (including amending agreements, storage agreements, license agreements, option exercise letters, surrender agreements, termination notices, default notices and estoppel certificates) with external landlord and legal partners and ensures all future lease-related exposure and risks are minimized for all transactions. Ensures final document is in compliance with corporate approval prior to execution
Assists with the registration of leases and other title matters in a timely manner in consultation with outside legal counsel
Provides timely, actionable advice to internal partners to resolve business and legal matters and drafts and negotiates any non-standard and complex provisions and documentation, assists Real Estate Directors with letters of intent
Assists with and advises on lease protections required for future government shutdowns, redevelopment of shopping centre properties for non-retail purposes, etc. Creates and improves template documents for Real Estate Legal in consultation with Senior Attorney
About You:
Minimum five to seven (5-7) years commercial lease and tenant/landlord experience
Paralegal (P1 license) in good standing with the Law Society of Ontario
Superior legal drafting skills and in depth knowledge of commercial leasing and operations, ability to distill complex legal matters for business teams, and assess business risk impacted by legal issues
Strong management skills including organizational, facilitation, negotiating skills including conflict management, strong ability to manage time and prioritize multiple priorities and maintain high sense of urgency
Excellent computer skills including Microsoft Office applications (Word, Excel, Outlook and Teams), Adobe Acrobat, DocuSign and working knowledge of Real Estate system applications
